If you are renting property on Waiheke, you will probably have questions.

Whether you’re a landlord or the tenant, we’ve put together a list of frequently asked questions below.

If you can’t find the answer to your question – please do get in touch with us.

For Owners

We offer several different management options to suit your needs, please phone or email us to discuss.

A fixed-term tenancy agreement lasts for a set amount of time – e.g, one year. You must include the length on the tenancy agreement. You can’t give notice to end a fixed-term tenancy early. You should make sure a fixed-term is right for you before you sign the agreement.

On the first working day of each month a detailed statement is e-mailed to you and the net rent is deposited into your account. Monthly payments minimise an owner’s bank fees and accounting costs. Mortgage payments can usually be set up to be paid monthly to coincide with your rental income.

We have a qualified inspector that will check the five key compliance requirements for Healthy Homes Standards (insulation, ventilation, heating, draught stopping, and moisture control) and provide you with a full audit report. If the property does not comply, we will advise you on the most cost-effective solution to bring it up to code.

We can arrange a “rental appraisal” by an experienced property manager that provides the landlord with a detailed report into the earning potential of their investment property as determined by current market trends and the typical rent levels for other similar nearby properties.

We have access to a team of highly skilled advisers who will fully review your existing lending and help you make a plan for the future, to make sure you are keeping as much of your money in your own pocket as possible.
